We have a large senior population in the Cowichan Valley, and for many of them, downsizing makes a lot of sense. It’s a great opportunity to release capital tied up in a property that may now be too large or too expensive to maintain. Moving to a more manageable home or apartment, freeing up funds to provide financial security or taking that dream holiday can be a tempting thought.
So, how do you make the move successfully in today’s real estate market? Hire a full service, client first REALTOR® like myself to help navigate the way.
Here are three options to consider:
1. Purchase your new home or apartment by paying cash or use your bank to get a line of credit. Then sell your existing home afterwards to repay the bank. This is the simplest option but requires sufficient capital or available financing.
2. List and sell your home first. Once it is sold, you shop for your new home. As your REALTOR®, I will help you navigate the process and make sure all the logistics are taken care of.
3. The third option can be more complicated. We find you a new property and write the offer subject to selling your current home. However, the drawback here is that the seller can continue to look at alternative offers during this time. An experienced REALTOR® is essential in these situations to suggest strategies and offer valuable guidance. I have completed many successful transactions of this type.
